Tricity Note — Chandigarh UT is Different
Chandigarh (UT) has its own regulatory framework separate from Punjab RERA. Agents operating in Chandigarh proper should verify the applicable registration requirement. Most Tricity agents cover all three areas (Chandigarh UT + Mohali in Punjab + Panchkula in Haryana) and need multiple registrations.

Go directly to the official Punjab RERA portal. Look for the "Agent Registration" or "Register as Agent" option in the menu.

Create your account
Register with your mobile number and email address. You will receive an OTP for verification.

Select agent type
Choose: Individual / Proprietorship / Partnership Firm / LLP / Private Limited Company / Public Limited Company.

Fill the application form
Enter all personal/business details. Be accurate — false information in RERA applications is a violation under Section 60.

Upload documents
All documents scanned clearly. Common issue: ITR must show all 3 years, not just the most recent. Upload in PDF format where possible.

Pay ₹10,000 fee
Online payment through the portal's payment gateway. Keep the receipt — this is your proof of application.

Submit and track
Note your application number. Track status on the portal. RERA Punjab typically processes in 7–21 days. If no response in 30 days, registration is deemed granted under Section 9(3).

Download and save your certificate
Once approved, your RERA registration certificate contains your unique Punjab RERA agent registration number. This must appear on all transaction documents.
PAPRA — The Punjab-Specific Law You Must Also Know
Punjab agents must be aware of the Punjab Apartment and Property Regulation Act (PAPRA), which operates alongside RERA for certain transaction types. PAPRA predates RERA and covers:

Practical Advice for Tricity Agents
Most established projects in Mohali and Zirakpur are RERA-registered — check rera.punjab.gov.in first. For colonies (plotted development by colonisers), also verify PAPRA approval with the DGTCP Punjab (dgtcpunjab.gov.in). A project that is only PAPRA-approved but not RERA-registered cannot be marketed by a RERA agent as a RERA project.
Common Mistakes Punjab Agents Make
⚠️ Operating across both Punjab and Haryana on one registration
You need both RERA Punjab and HRERA registration. Panchkula is Haryana, Mohali is Punjab — many Tricity agents cover both and need two registrations.
⚠️ Confusing PAPRA-only approval with RERA registration
A colony approved under PAPRA is not automatically RERA-registered. Always check the RERA portal separately.
