A-Khata indicates a property fully compliant with BBMP building bye-laws and approved-layout norms, while B-Khata indicates some irregularity — such as an unapproved layout, a revenue-site origin, or a building-plan deviation. B-Khata properties typically face restricted loan eligibility, difficulty getting a building plan sanctioned, and lower resale value until regularized. Module KA05 covers Khata verification in full.
e-Khata is the digital version of the Khata property record, integrated with BBMP's systems. Karnataka has been moving property-related processes toward e-Khata, and requirements around when it is mandatory for a transaction have evolved — always verify the current requirement directly with BBMP or the Kaveri Online Services portal before advising a client. DC (Deputy Commissioner) conversion is the process of converting agricultural land to non-agricultural (residential/commercial/industrial) use under the Karnataka Land Revenue Act. Land that has not been formally converted cannot legally be used for construction, regardless of how a layout is marketed. Module KA06 covers DC conversion verification alongside BDA, BBMP, and BMRDA jurisdiction.
Karnataka charges stamp duty on a slab basis tied to property value, with an additional registration fee and, in some urban local body areas, a surcharge/cess on top of the base rate.
