The Punjab Regulatory Landscape — Three Laws You Must Know

Unlike most states where RERA is the only regulatory framework to navigate, Punjab agents must understand three overlapping laws:

Navigate to the official RERA Punjab portal. Find the "Agent Registration" section.

Register with mobile number and email. OTP verification required.

Individual / Proprietorship / Partnership / LLP / Company. Fees differ.

Complete the application form
Name, address, PAN, business details, nature of real estate activities. All fields must be accurate.

Upload documents
All required documents scanned clearly. Typical size limit: 2–5 MB per document. PDF preferred.

Pay ₹10,000 fee
Online payment through the portal gateway. Save the receipt.

Submit and track
Note your application reference number. RERA Punjab typically processes within 7–21 days for complete applications.

Once approved, download and preserve. Your RERA Punjab registration number goes on all documents.

The PAPRA Check — Critical for Plot Sales

For every plotted colony transaction in Punjab, verify PAPRA approval status in addition to RERA. The PAPRA approval process works as follows:

Common Mistakes Punjab Agents Make

⚠️ Not checking PAPRA separately from RERA
A colony may be PAPRA-approved but not RERA-registered — both must be checked depending on what is being sold.
⚠️ Assuming one RERA registration covers both Punjab and Haryana
Panchkula = HRERA. Mohali = RERA Punjab. Both are needed if you work across both cities.
⚠️ Skipping Jamabandi check for plot transactions
Jamabandi is the ground truth on land ownership. Without checking it, you may help sell land with a disputed or encumbered title.
⚠️ Not verifying GMADA approval for Tricity plots
An "affordable" colony in Zirakpur without GMADA approval is an illegal colony. The buyer faces demolition risk and no bank loans.
