As of January 2024, all agents must hold a valid Certificate of Competency (COC) from MahaRERA — or risk suspension of their registration. The official COC requires 20 hours of training with a MahaRERA-empaneled provider and an IBPS-conducted exam. The 7/12 extract (Satbara Utara) is the primary land record document in Maharashtra maintained by the revenue department. It shows the owner of the land, area, type of land use (agricultural/NA), and any encumbrances or notes. Verifying the 7/12 is mandatory before any plot or land transaction in Maharashtra.

What is stamp duty in Mumbai?

Mumbai residential property stamp duty is 5% of the market value or agreement value (whichever is higher) plus 1% Metro Cess. Municipal areas add 1% LBT (Local Body Tax). Registration fee is 1% capped at ₹30,000. Female buyers get 1% concession in some municipalities. Module MH06 covers all current rates with official source verification.

What is the Property Card in Maharashtra?

The Property Card (also called City Survey Record or Malmatta Patrak) is the urban equivalent of the 7/12 extract — used for properties within municipal limits.
