No 2027 RERA exam dates have been announced yet (as of 25 October 2026). In Maharashtra, MahaRERA runs its Certificate of Competency exam in phases; Phase 11 was reported for 3 October 2026, and Phase 12 registration was reported open from 25 September to 10 November 2026. In Uttar Pradesh, the exam is the last day of a 4-day training batch, and existing agents must be certified by 31 December 2026. Other states currently require registration only.

MahaRERA's exam page cannot be read automatically, so several dates below come from news reports and training institutes rather than the official notice. We mark each one. Always confirm on the MahaRERA or UP RERA website before you book leave or pay a fee.
Which States Hold a RERA Exam?
The RERA Act requires real estate agents to register with their state authority under Section 9. It does not require an exam. Two states have added one through their own regulations:

From December 2025 to October 2026, MahaRERA held four phases, one to five months apart. If that pace holds, expect three or four phases in 2027. That is our estimate from the pattern, not an announcement: MahaRERA publishes each phase's dates only when its registration opens.

UP RERA Training and Exam Dates
Uttar Pradesh made agent training mandatory under Regulation 54 of the UP RERA (General) Regulations 2019, through an order in January 2026. As reported:

Agents registered in Uttar Pradesh before the January 2026 order must complete the training and pass the exam by 31 December 2026. Batches fill up close to deadlines, so book early. UP RERA was running its 36th training batch in March 2026.

When is the RERA exam in 2027?
As of 25 October 2026, no 2027 dates have been announced. There is no single national RERA exam: Maharashtra runs the MahaRERA COC exam in phases through the year, and Uttar Pradesh runs training batches that end with an exam. MahaRERA held four phases between December 2025 and October 2026, so several phases in 2027 are likely, but dates are announced one phase at a time.
When is the next MahaRERA exam?
Registration for Phase 12 was reported open from 25 September to 10 November 2026, through a TCS iON form. The Phase 12 exam date had not been published when we last checked. Watch the agent exam page on the MahaRERA website.
Is there a RERA exam in every state?
No. The RERA Act requires agents to register, not to pass an exam. Maharashtra requires a Certificate of Competency, earned by training and an exam, and Uttar Pradesh requires a training certificate with an exam on the last day. As far as we know, other states currently require registration only.
What is the MahaRERA exam pattern?
As reported for recent phases: 50 multiple-choice questions of 2 marks each, 100 marks in all, a pass mark of 40, and no negative marking. Candidates get up to 3 attempts before they must redo the 20-hour training. MahaRERA has not published the exam duration.
Who conducts the MahaRERA exam?
An exam agency appointed by MahaRERA. IBPS conducted the 2024 phases; registration for Phase 12 in 2026 opened through a TCS iON form. Check the current phase's notice for the agency and exam centres.
When is the UP RERA agent exam?
UP RERA's exam is part of its 4-day agent training, held on the fourth day of each batch. Batches run through the year at NIET, Greater Noida. Agents registered before the January 2026 order must be trained and certified by 31 December 2026.
