The Pattern Behind the Numbers

12 states sit at ₹10,000 for individuals
Maharashtra (plus GST), Punjab, Delhi, Gujarat, Rajasthan, Telangana, Andhra Pradesh, Madhya Pradesh, Odisha, Bihar, Goa and Chhattisgarh. If your state is not listed elsewhere, ₹10,000 is the reasonable planning figure, to be confirmed on the portal.
5 states charge ₹25,000
Karnataka, Kerala, Tamil Nadu, West Bengal and Uttar Pradesh. West Bengal's figure is the least certain of these.
1 state is far cheaper
Himachal Pradesh at ₹5,000 individual and ₹20,000 entity, the only state whose fees we could confirm directly from the government portal.
2 states need a closer look
Haryana reports ₹25,000–₹50,000 for individuals, and Uttarakhand's sources conflicted so we publish no figure and point you to the portal.

Total Cost: Registration Is Not Always the Whole Bill

State Government fee Extra mandatory cost Realistic outlay (individual)
Maharashtra₹10,000 + GSTCoC training ₹5,000–₹8,000 and exam ₹1,500–₹1,800About ₹16,500–₹19,800 plus GST on the fee
Uttar Pradesh₹25,0004-day training with Day-4 exam: ₹6,000About ₹31,000
Karnataka₹25,000Notarized affidavit on ₹100 stamp paper (small cost)₹25,000 plus notary and stamp paper
All other states in the tableSee tableNone mandatory found in our researchGovernment fee plus optional preparation

The Maharashtra total is the sum of the ranges in our Maharashtra guide (₹10,000 + ₹5,000–₹8,000 + ₹1,500–₹1,800); GST on the registration fee is extra. The Uttar Pradesh total adds the ₹25,000 fee and ₹6,000 training.

Why Fees Differ From State to State

The RERA Act sets the framework, but each state makes its own Rules and notifies its own fee schedule. That is why the same activity costs ₹5,000 in one state and ₹25,000 in another, and why the number you read on a website can be out of date. It is also why we mark each row with a confidence flag instead of presenting every number as equally certain.

Why some rows say "Sources conflict" or "Not independently confirmed"
We would rather show you a gap than a guess. For Haryana, Odisha and Goa, published sources disagree. For West Bengal and Uttarakhand, we could not confirm the schedule on the official portal. Those flags carry over from each state guide. Before you pay anywhere, open the payment page on the state portal and use that number.

How to Budget Safely

Add a 20% cushion
Fee revisions and service charges happen. A cushion avoids surprises.
Separate government fees from service charges
If a filing service quotes one total, ask for the government fee and the service charge on separate lines.
Confirm on the portal on payment day
The payment gateway shows the amount actually payable. That figure overrides every article, including this one.
Budget for renewal
Registration expires. See RERA Agent Registration Renewal for validity and renewal rules by state.

Frequently Asked Questions

How much does RERA agent registration cost?
For an individual, the government fee in our 20 live states runs from ₹5,000 (Himachal Pradesh) to ₹25,000 (Karnataka, Kerala, Tamil Nadu, West Bengal, Uttar Pradesh), with 12 states at ₹10,000. Haryana's individual fee is reported between ₹25,000 and ₹50,000 and Uttarakhand's should be checked on the current notification.
Which state has the cheapest RERA agent registration?
Himachal Pradesh, at ₹5,000 for an individual and ₹20,000 for an entity, confirmed on the government portal in our research.
Which state has the most expensive RERA agent registration?
For entities, Haryana (₹2,50,000), Kerala and West Bengal (₹2,50,000 each) and Karnataka (₹2,00,000) are the highest in our data. For individuals, the highest fixed figures are ₹25,000 (several states), while Haryana's individual fee is reported higher in some sources.
Is GST charged on top of the registration fee?
Only Maharashtra is listed with GST in our data (₹10,000 + GST for an individual, ₹1,00,000 + GST for a firm or company). Check the payment page on your state portal for the final amount.
Are there costs beyond the government registration fee?
Yes in some states. Maharashtra requires CoC training (₹5,000–₹8,000) and exam (₹1,500–₹1,800) before registering. Uttar Pradesh requires a ₹6,000 training that includes the Day-4 exam. If you use a filing service, their charge is separate from the government fee.
Why do different websites show different RERA agent fees?
Fee schedules are set by each state, revised from time to time, and often copied between websites without updates. Haryana, Odisha and Goa show real conflicts in published sources, and West Bengal's schedule could not be confirmed on the portal.
Is the renewal fee the same as the registration fee?
Not usually. Where renewal fees are reported, they are lower. Gujarat lists ₹5,000 individual and ₹25,000 entity, Uttar Pradesh ₹5,000, and Rajasthan ₹5,000 and ₹25,000 (reported). See our renewal guide.
How often do RERA agent fees change?
State authorities can revise fees by notification at any time. Treat any published figure, including ours, as a budgeting guide and confirm it on the official portal when you pay.
