What Is Confirmed and What to Verify
Every fact below carries a label, so you can see which ones come from an official text and which ones you should check on the portal yourself.
Authority and portal: Jharkhand RERA, portal listed as jharera.jharkhand.gov.in
Reported: verify
Seen as a link on a lender's explainer page; the official site could not be opened by our tools. Confirm the address yourself.
Application form: Form H (certificate in Form I)
Per rules text: verify
From a legal-database copy of the Jharkhand Real Estate Rules, 2017 (Rule 10 and 11). The Rules say paper filing applies until the process is web-based.
Individual fee: ₹25,000
Sources conflict
The Rules copy (Rule 10.2) shows ₹25,000. A lender page shows ₹5,000, which matches the renewal fee in the Rules, so it may be mixing the two.
Entity fee: ₹2,50,000
Sources conflict
Rules copy shows ₹2,50,000; the lender page shows about ₹2 lakh.
Validity: 5 years or 10 years
Sources conflict
The Rules copy (Rule 11.3) states ten years. A filing-service page states five. Treat neither as final until the portal confirms.
Renewal: Form K, at least 3 months before expiry; ₹5,000 individual / ₹50,000 entity
Per rules text: verify
Rule 12 of the Rules copy. Confirm the current amount on the portal.
Why Jharkhand Needs a Careful Read
Most states publish a single fee table on their own portal and the online guides simply copy it. For Jharkhand we found three different pictures: a copy of the 2017 Rules that gives ₹25,000 / ₹2,50,000 and a ten-year validity, a lender's page that gives ₹5,000 / ₹2 lakh, and a filing-service page that gives five years. The Rules copy also contains small transcription slips (one rejection form is printed as 'Form T'), so it is not a clean reference either. We would rather show you the disagreement than pick a number for you. Check the fee screen on the portal before paying, and keep a screenshot of it.
Who Needs JHARERA Registration
Anyone facilitating a real estate sale, purchase, or lease transaction anywhere in Jharkhand in exchange for commission must register as an agent with JHARERA. The requirement applies across the whole territory covered by the authority.
✓Ranchi: the capital and the state's largest property market
✓Jamshedpur and Dhanbad: major industrial and mining-belt markets
✓Anyone facilitating a sale, purchase or lease for commission
✓Channel partners for Jharkhand-based developers
✓Existing agents whose registration is due for renewal

Common Mistakes Jharkhand Agents Make
⚠️ Paying a fee quoted in a blog or on a lender's page
Jharkhand's online figures disagree. Pay only the amount the portal shows at the payment step.
⚠️ Assuming the registration lasts a fixed number of years
Sources disagree on validity. Read the validity on your certificate and set your own renewal reminder at least four months ahead.
⚠️ Registering as an individual while working as a firm
If you operate under a business name or with partners, the entity fee and documents apply.
⚠️ Leaving renewal to the last month
The Rules ask for the renewal application at least three months before expiry. An expired registration carries the same penalty risk as never having registered.
Frequently Asked Questions
How much does RERA agent registration cost in Jharkhand?
It depends on the source, which is why you should confirm it on the portal. A copy of the Jharkhand Real Estate Rules, 2017 gives ₹25,000 for an individual and ₹2,50,000 for any other applicant. A lender's explainer page gives ₹5,000 and about ₹2 lakh. Pay only the amount the JHARERA portal shows at the payment step.
How long is Jharkhand RERA agent registration valid?
Sources disagree. The Rules copy states ten years for the initial registration and five years on renewal, while a filing-service page states five years. Check the validity printed on your certificate and the portal before you plan around either number.
Which form do Jharkhand agents use?
The Rules copy names Form H for the application, Form I for the certificate and Form K for renewal. These apply while filing is on paper; on the online portal you fill the equivalent screens.
When must I renew my Jharkhand RERA agent registration?
The Rules copy says to apply for renewal at least three months before the registration expires, with a renewal fee of ₹5,000 for an individual and ₹50,000 for others. Confirm the current amount on the portal.
What is the penalty for working as an unregistered agent in Jharkhand?
Under Section 62 of the central RERA Act, an agent who facilitates a transaction without registration faces a penalty of ₹10,000 for every day of default, capped at 5% of the project's cost. This Act-wide penalty applies in Jharkhand as it does elsewhere.
Does the RERACertified course replace JHARERA registration?
No. Registration with the state authority is a legal requirement and is separate from any course. RERACertified is a private certification provider, not a government body.
