You enter what you expect to spend (course, state registration, setup, monthly running costs) and what you expect to earn (deals per year, average property value, commission percentage, your share). It shows year-one net, how many deals you need to break even, and a payback estimate under cautious, expected and optimistic scenarios.
Are the prefilled numbers real averages?
No. They are illustrative placeholders so the tool is not empty. We do not publish an average agent income because we could not verify one. Replace every number with your own estimate.
Where do the registration fees come from?
From our state guides. Selecting a state prefills the individual registration fee we publish for it, plus mandatory training where a state requires it (Maharashtra and Uttar Pradesh). Where sources conflict or are unconfirmed, the tool says so.
Does the calculator include GST and income tax?
No. Results are pre-tax and exclude GST. Commission income may attract GST and income tax depending on your circumstances. Speak to a qualified accountant.
What commission percentage should I enter?
Use what you expect to negotiate in your market and deal type. Our commission guide discusses how agents structure it. The tool does not assume a market rate.
Can this tell me if a course is worth it?
It shows the arithmetic: how many deals you need to recover your costs. Whether you can win those deals depends on effort, market and skill, which no calculator can predict.
