The syllabus is the one thing you can inspect before you pay, and it is where courses differ most. The Checklist

Must-haves are the legal and practical core. Should-haves add depth. Missing a must-have is a bigger problem than missing a should-have.

1. The legal core

2. Buyer-protection rules agents must explain
The 70% escrow rule (Section 4(2)(l)(D)), the 10% advance cap (Section 13), carpet area (Section 2(k)), possession-delay remedies (Section 18), and the 5-year structural-defect liability (Section 14(3)).
3. Your state's rules and portal practice

5. Advertising and representation rules
No false or misleading claims, honest use of registration numbers, and what agents may say about unregistered projects.
6. Due diligence

Is my state covered in practice, not just in name?
Ask which state modules exist and who teaches them.
What is the refund policy?
Get it in writing.
