MahaRERA has the most comprehensive project database of any state RERA in India. Here's how to use it to verify any project in Maharashtra — from registration status to escrow balance to complaint history.

Step 1: Go to the Projects Section

On the MahaRERA homepage, look for "Registration" → "Registered Projects" or use the search bar. The portal has three main search options:

Step 2: Confirm the Project Identity

Before reading any details, confirm you have the right project:

Also check: Registration Valid Upto — this date must be beyond the RERA-registered completion date. If registration expires before completion, the developer needs to renew — investigate why they haven't.

Step 4: Read the Quarterly Progress Reports (QPRs)

MahaRERA QPRs are among the most detailed in India. Navigate to the QPR section of the project page and look for:

A 500-unit project with 10 complaints over 3 years is very different from a 50-unit project with 20 complaints in 1 year. Calculate the complaint rate per unit and per year, not just the total number. Also check if complaints were resolved — a developer who responds to and resolves complaints is different from one who has multiple unresolved orders.
